The best way of ensuring that your appliances are safe is to have a PAT test carried out on them. PAT Testing is a good safeguard for you as a Landlord, to guarantee that the appliances are meeting the legal obligations and to maintain a high standard of electrical safety, in your rented property.

Without realising it, some Landlords maybe exposing themselves to significant financial risks, from fines and invalidated insurance, by not acting on their electrical safety obligations. If you don’t have PAT Testing carried out it can put tenants and your property at risk of serious accident or fire.

To meet Health & Safety requirements you will need to regularly carry out basic safety checks to ensure that the electrical installation and appliances are safe and working.

As a Landlord, most County Councils recommend that all appliances that are left in the rental property, even if by a previous tenant, are tested and that PAT Testing is carried out on a regular basis, usually annually or before new tenants move in.  It is recommended to safeguard you as a Landlord, but also it can effect your insurance. Many insurance companies will have it written in their policy, that this is a requirement of theirs to validate your insurance, especially if you had to make a claim.
